Why should I get an appraisal?

  • There are many reasons to get an appraisal. Our first step in helping you is determining if it’s the right route for you.
  • Every situation is different but very common reasons that people reach out for an appraisal involve estate handling, divorce cases, as well as potential sales or purchases.
  • If you are working with a lender to purchase a property and trying to jump start the process by ordering an appraisal, STOP. The lender will work through their approved panels and, on occasion, their AMCs to order an appraisal. Ordering a private appraisal won’t help them and can result in additional appraisal fees.

What is an SRA?

  • SRA, Senior Residential Appraiser, is a designation for appraiser professionals. These professionals provide services for residential properties that include valuation, review, consultation. They agree to adhere and uphold the Appraisal Institute Code of Professional Ethics and the Standards of Professional Practice.

What is the difference between a Certified General Appraiser and Licensed Appraiser?

  • Certified General is the highest level of licensing in the appraisal industry. They can provide appraisal services for all properties (residential, commercial, and agricultural as well as complex and non-complex properties) with no value limit.
  • Licensed Appraiser’s can provide appraisal services for one-to-four residential units. For non-complex appraisals, they can provide services with a transactional value less than $1 million and for complex appraisals they can provide services with a transactional value less than $400,000.

Quick Terms:

One-to-four residential units include single family homes and buildings with up to four dwellings (small income residential properties).

Complex unit: where ownership or market conditions are atypical (an example would be a property that is owned by multiple, unrelated parties).
